Urban Design/ Built form Strategies
Land Use
The design envisaged mixed use development along Main Streets, to enliven the streets and add vitality to the downtown area
The current general commercial are grouped around the central area which in turn connected to the residential clusters by a green corridor.
Development Standards:
The existing Master Plan provides overly regulated development standards to control density and height limits within the downtown
A more performance based approach to regulating density and height is created by an appropriate social grouping to maintaining a consistent built form and pedestrian oriented streetscape.

Provide appropriate way finding signage considering size, placement, and materials that clearly identifies landmarks, pathways, intersections, and significant features.
Architectural character:
Encourage contemporary architectural features used in the surrounding area.
Harmoniously integrate and preserve similar styles, details and scale to enhance continuity of built form.
The Sustainable Community
Elements of Sustainability
The sustainable community will be analyzed thru these chapters for the viability to produce a LEED ND (Neighborhood Development) certification.
Smart Location & Linkage.
This chapter lays down the needs for proximity to work & other needs within in a comfortable distance and planning approach to sensitive lands.
Neighborhood pattern & Design.
This chapter lays down the direction on planning encompassing development mix, facilities & movement.
Green construction & Technology.
This chapter lays down the parameters for resource management for the community during planning, construction.
Innovation & Design Process.
Provides for credit opportunity during design stage.
